The recent report of City Momentum Index released by JLL Global further reinforces the buoyancy in the real-estate sector of Hyderabad by ranking it no. 1 amongst 130 global cities evaluated. They have rated Hyderabad as the world’s most dynamic city. Hyderabad is topping the charts in the county’s office space absorption market and the transactions are growing at a blistering pace primarily driven by the growth in IT/ITeS, BFSI, Pharma and Services sector. The city has attracted companies like Amazon, Apple, Microsoft, Facebook, Google etc. leading the tech and innovation space. The city is also the home for prominent banks like ICICI, Wells Fargo, Synchrony setting up major backend, technology and analytics centers in the city. This is driven by proactive governance, industry-friendly policies, and administration, good infrastructure, ease of doing business along with ready talent pool and a predominantly young population in the age group of 25-40 years and an affordable cost of living. According to the report from Oxford Economics, the city is recording a GDP growth of 8.7% and is expected to grow at a rate of 9.5% from 2019-2035. All this is driving a significant surge in the real estate sector as the city, which leads the % office space absorption, occupation of co-working spaces, launch, and absorption of the residential real estate.”

He further added, “So far the city has seen 85% growth on the western side. However, our visionary government has planned to come out with GRID policy ie. Growth in Dispersion as a way of alleviating congestion by encouraging development on all side of the cities by leveraging the advantage of connectivity through the ring road and by providing developer and occupier subsidies, relaxation of development approvals and exploring land management techniques such as land pooling, to balance the growth in the city. Our last edition of the property shows focused on the real estate opportunities in the East, received an overwhelming response and a large number of spot closures. Encouraged by the response to last property show and the great indicators for sustained good performance of the real estate sector in the city we have organized the 9th edition

of CREDAI Hyderabad Property Show, from January 31st – February 2nd, 2020. We urge the home buyers to visit the property show, identify the best projects in the city under one roof and decide to make their WINVESTMENT before the city witnesses a rapid price hike in the real estate.”

According to this Shri. V Rajasekhar Reddy, General Secretary, CREDAI Hyderabad, said “We have witnessed a remarkable surge in the real estate sector in Hyderabad. The growth is primarily driven by the IT/ ITeS sector, with prominent global enterprises making Hyderabad their biggest Hub. The city is witnessing a significant activity in the Co-Working segment, an indicator of a surge in demand for allied services. Also, the sustained efforts of the stable state government in encouraging the ‘Innovation Economy’ in the city, that has made Hyderabad the No.1 innovation hub in the country. All this, supported by proactive and innovative government policies like TS-Ipass and the infrastructure development push, has helped attract investments to the city. According to the reports of prominent research agencies, the city has doubled the commercial space leasing and leads the absorption of the commercial real estate in the country. The property prices have increased by 15-20% in H1 of current fiscal, even the rental yield has increased by 3-5%. According to the municipal corporation, there is a steady growth in revenue earned from building permissions and was around Rs. 1000 Cr till December 2019 almost doubling from 2016-17. 1902 permissions for 37,328 flats with a total built-up area of 63,49,766 sq m of residential space and 236 permissions with an area of 32,32,416 sq m of commercial real estate have been issued till Dec 2019. These permissions indicate the expected real estate supply in the city in the next 2-3 years and the growth over the years.”

Adding to this, “Despite the rapid development, the city was ranked No.1 in Mercer’s annual Quality of Living Survey 2019 for the 5th time in a row making it a ‘most preferred city to live in’. It is only appropriate that we bring the 9th edition of CREDAI Hyderabad property show at Hitex from 31st January to 2nd February 2020 to offer millions of home buyers an opportunity to find their dream homes. The buyers can avail the opportunity to get the best properties in the city under one roof and make a winning investment, that is bound to give magnificent returns on investment. We urge the homebuyers to visit the property show, to make the most of the opportunity and benefit from the exponential increase in property prices expected in Hyderabad.”
