Adani Group Firm Purchases One-Acre Wooded Plot in Mumbai for ₹170 Crore

Mumbai, April 7, 2025: Mah-Hill Properties, an Adani Group subsidiary, has purchased a one-acre wooded plot on Carmichael Road in Mumbai for INR 170 crore. Carmichael Road is among the most expensive addresses in the country.

The 4,500 square metre plot belonged to one Behram Nowrosji Gamadia, who is reported to have inherited the property. The resolution of the board of directors of Mah-Hill Properties that authorized the purchase shows the company’s address at Adani Corporate House in Ahmedabad.

The deal was registered on March 27 and a stamp duty of INR 10.5 crore was paid by of Mah-Hill Properties. DP 2034, the new development plan, reserves the plot for residential purposes; it was depicted as a children’s park in the 1991 development plan.

The Brihanmumbai Mumbai Corporation then changed its decision and proposed marking the plot again as a garden or park and green belt. This was not accepted by the state government which marked it as a residential zone.

The plot is near the municipal commissioner’s bungalow on Carmichael Road, now known as called ML Dahanukar Marg. A green slope in the plot remains as green belt but the remainder of the plot is now earmarked for residential purposes.

Gamadia passed away in 1927, leaving behind his wife Bai Putli Bai and their minor children Nowroji Jehangir Gamadia and Bai Maneckbai who were made administrators of the land. The children became joint owners of the plot later.

In 1974, Nowroji signed an agreement with one Samrathmal Seth to develop the plot. A dispute between the heirs of the two parties was settled. As part of the agreement and settlement, Nowroji received INR 140 crore and the Seths INR 30 crore from the developer.
