Green Signal to Vatika Chowk Interchange a Boost for Gurugram Real Estate

Gurugram, Aug 7, 2024: Gurugram is poised for a significant infrastructural leap with the impending construction of a cloverleaf interchange at Vatika Chowk. As part of the Gurugram Metropolitan Development Authority’s (GMDA) ambitious plan, the Chief Minister recently gave nod to the Rs. 750 Crores project, aiming to connect three highways and two expressways seamlessly. The project will offer direct connectivity to commercial vehicles to Delhi, Faridabad, Mewat, Mumbai, and Gujarat.

Under this project, an interchange will be built at Vatika Chowk, with eight new sectors directly connected via the cloverleaf. Major junctions will be created in sectors 69, 70, 71, 72, 74, 74A, 75, and 75A. According to a survey conducted in May 2022, the number of junctions will need to be increased by 2031, with over ten thousand heavy vehicles expected. Additionally, this will connect the Dwarka Expressway near Kherki Daula on NH 48, facilitating direct connectivity to Delhi Airport, Dwarka, Kundli, Narela, Bawana, and Rohini. Hence, this development is anticipated to greatly boost the real estate sector, bringing an influx of residential and commercial projects along the corridor.

Nayan Raheja of Raheja Developers, says, “The Vatika Chowk cloverleaf project is a major advancement for the Delhi-NCR region. The seamless integration of major transportation routes will facilitate the efficient movement of goods and people, fostering economic development and making the region more attractive to investors. The enhanced infrastructure can improve residents’ overall quality of life by reducing travel time and increasing safety, making Gurgaon a more desirable place to live and work. Further, its proximity to Delhi enhances its appeal, making it the most promising destination for investments. Hence, we anticipate an uptick in property prices and new development projects in the region, resulting in capital appreciation.”

Besides, the project will feature three lanes for the main carriageway and service lanes on either side. Additionally, three-meter-wide footpaths and 2.5-meter-wide bicycle tracks will be constructed on both sides of the service road. A green area will also be developed as part of the project. The cloverleaf will connect major roads, national highways, and state highways in Delhi, Gurgaon, Rajasthan, Mewat, Gujarat, Haryana, Narnaul, and Rewari. Vehicles heading towards Delhi from NH 48 can use SPR at this junction to reach Mehrauli, while those heading towards Jaipur can access the Sohna, Rajasthan, and Mumbai Expressway from Kherki Daula, bypassing Rajiv Chowk.

“With the Vatika Chowk interchange, Delhi-NCR and the nearby regions will experience a significant boost in accessibility, linking key areas efficiently. This improved infrastructure will drive real estate growth, increasing the value of properties and encouraging new investments in residential and commercial sectors. Enhanced accessibility to major economic zones will stimulate the real estate market, attracting more investors and developers to the region”, says Sachin Gawri, Founder and CEO, Rise Infraventures.

“With the green signal for the Vatika Chowk Interchange, Gurugram’s infrastructure is set to reach new heights. This development marks a significant step towards enhancing connectivity and easing traffic flow in one of Gurugram’s most dynamic areas. The cloverleaf structure and elevated road on the Southern Peripheral Road (SPR) will not only integrate key road networks like the Sohna elevated road, Dwarka Expressway, and NH48, but also support the burgeoning real estate sector along SPR. We are excited to witness the positive impact this project will have on our city’s urban landscape.” says Gurpal Singh Chawla, Managing Director, TREVOC.

Thus, the approval of the Vatika Chowk cloverleaf interchange marks a pivotal moment in NCR’s infrastructure development. With seamless connectivity promised between three highways and two expressways, including the Delhi-Mumbai Expressway, this project stands poised to transform the region’s transportation landscape. By facilitating quicker access to key commercial hubs like Delhi and enhancing connectivity to Dwarka via the Dwarka Expressway, the interchange promises not only reduced commute times but also a significant economic boost, further strengthening the Delhi-NCR’s real estate sector.
