‘Yamuna e-way region to see healthy demand from homebuyers’

Gaurs Group Managing Director Manoj Gaur, who has been a trail-blazer in developing group housing and township projects, is highly bullish about the Yamuna Expressway region. The either sides of the region with several infrastructural and real estate developments in the pipeline are touted to be one of the coveted destinations of NCR, he told Realty & More in a recent interaction. Having one the largest integrated townships in Greater Noida (West), the leading realty firm is aiming to develop another township project spread across an area of 250 acres at Yamuna Expressway. “With existing as well slated developments – upcoming Jewar International Airport, onset of Aqua Line Metro connectivity between Noida-Greater Noida and other industrial developments the region ensures to witness a healthy demand from the homebuyers”, he told R&M. Also holding the prestigious position of President of Credai Western UP, Gaur is of the view that the need for new launches has now risen. He expects many project launches in 2019 to cater to the booming housing demand in the developing destinations.

Realty & More: What you have to say about developments on Yamuna Expressway?

Manoj Gaur: Yamuna Expressway is in itself a crowning accomplishment for the real estate sector connecting the International tourists’ destinations of Delhi-NCR region. With the brisk construction of Jewar Airport and other plans to revamp the region, the realty sector is expected to elevate with more demands in the developing destinations.

The Eastern Peripheral Expressway within the vicinity of Yamuna Expressway will bring along with it better infrastructure and demand for housing. Improvement in connectivity is expected to make a strong comeback with the onset of the Aqua line Metro connecting Noida-Greater Noida and will thus boost the realty sector. Overall, the perception of the sector with the inception of Yamuna Expressway along with other industrial developments looks bright and propitious.

R&M: Which of your projects are located on Yamuna Expressway?

MG: The Yamuna Expressway Industrial Development Authority having the largest industrial land bank in the country makes the region a tertiary development in real estate sector. Our township project – Gaur Yamuna City on Yamuna Expressway is spread across 250 acres and has several group housing, plotted developments, villa projects and also the projects under commercial segment. Victorian Villas 6th Parkview, 16th Parkview, 32nd Parkview, 2nd Parkview, GYC Galleria, along with the newly-launched Krishna-themed Villa – Gaurs KrishnVilas are located at Gaur Yamuna City.

The newly-launched Gaurs KrishnVilas in Gaur Yamuna City is spread across an area of 25 acres. It has magnificent 3, 4 & 5BHK Independent villas with sizes starting from 105 square yards. The whole landscape theme of KrishnVilas is based on the Hindu temple architecture design and has various elements from Krishna’s life including Nidhivan, the main park in KrishnVilas which is inspired by the famous garden of Vrindavan and Arjun Rath to inspire and invigorate day-to- day spiritual life. Also, Gaur Yamuna City will soon boast off having the tallest statue of Lord Krishna with a height of 108 feet and a grand temple dedicated to the same deity.

R&M: What is your future plan in the region?

MG: The either sides of Yamuna Expressway have been marked with multiple residential, commercial, industrial and educational zones and are expected to become a leading real estate destination soon.  The region with several infrastructural and real estate developments in the pipeline is touted to be one of the coveted destinations of NCR.

After Gaur City, one of the largest integrated townships in Greater Noida (West), our future plan is aimed at developing another township project with an investment of Rs 500 crore – Gaur Yamuna City that spreads across an area of 250 acres at Yamuna Expressway. Along with developing group housing projects, commercial projects, plotted developments, villa projects, we are also planning to develop schools and hospitals within the township. With existing as well slated developments – upcoming Jewar International Airport, onset of Aqua Line Metro connectivity between Noida-Greater Noida and other industrial developments the region ensures to witness a healthy demand from the homebuyers.

R&M: What is your expectation from Jewar airport after Formula One on Yamuna Expressway?

MG: The Formula One on Yamuna Expressway will not only boost the realty market but also will be beneficial for the SMEs. The commencement of the Jewar airport will flourish the industrial segment and will bring in many industries including hotels, tourism, cargo, courier, etc. This boost in the Industrial segment will facilitate the residential market immensely accompanied by the better connectivity to other parts of the city with more project launches. Moving forward, we are already developing multiple projects at our township Gaur Yamuna City which includes group housing projects, plotted developments and villa projects.

R&M: What’s your take on proposed DPR for Metro extension from Greater Noida to Yamuna Expressway?

MG: Greater Noida has always been engaging the attention of the homebuyers and with several infrastructural developments in the pipeline for Yamuna Expressway, this region is gaining prominence equally. While choosing a locality, connectivity becomes the biggest concern and unlike the people of Noida, the majority of people who can afford a home in Greater Noida prefer to commute through public transport.  So, the Metro extension from Greater Noida to Yamuna Expressway will smoothen the way for the residents in the region thereby augmenting the real estate sector. In coming some time, there would be lakhs of people staying in the region and I’m sure this development when functional will bring cheers to everyone.  Along with this, the Eastern Peripheral Expressway and the upcoming Jewar airport will eminently oil the wheels of the realty market.

R&M: Tell us about the current market scenario and future of real estate in the country.

MG: With 2017-18 already showing strong growth in demand for real estate, this year is expected to be a better year. Talking about 2017-18 the sales have really picked up. In fact, in 2018 most of the reputed developers have posted a whopping sales figure which eventually has left very few unsold inventory. Even if there have been few unsold inventories, then they are not on the preferred locations. Hence, seeing the same we can say that the need for new launches has now risen and we expect many more project launches in 2019 to suffice the booming housing demand in the developing destinations.

Now with minimum unsold inventory left in prominent regions like Noida and Greater Noida West, we expect a marginal price increase in the first half of 2019. Moreover, with the upcoming Budget 2019, we are also awaiting some encouraging policies by the Government to propel the real estate sector.
