Outer Ring Road, Lucknow: Watch Out for the Infrastructure & Connectivity Boom Enhancing Liveability


Lucknow, April 28, 2025: Once considered a peripheral stretch on Lucknow’s urban map, the Outer Ring Road is now transforming into a vibrant artery of growth and connectivity. Fuelled by a wave of infrastructure upgrades, from widened roads and new flyovers to enhanced links with the airport and railway station, this corridor is fast becoming one of the city’s most well-connected zones. The Uttar Pradesh government has begun groundwork for the project under the proposed State Capital Region (SCR), focusing on six districts surrounding Lucknow. The project, modelled after the National Capital Region’s planning approach, is aimed at facilitating smooth movement for commuters and commercial transporters by bypassing the congested urban areas of the state capital.
Spanning nearly 104 kilometres, Lucknow’s Outer Ring Road forms a vital arterial loop that not only enhances intra-city mobility but also catalyses urban expansion. By easing congestion in the city’s core, it paves the way for the development of new residential and commercial hubs along its stretch. Crucially, the ring road connects key national highways, including the Lucknow-Varanasi, Lucknow-Kanpur, Lucknow-Sultanpur, and Lucknow-Ayodhya corridors, creating seamless links to major cities across Uttar Pradesh. Extending through districts like Barabanki, Unnao, Hardoi, Sitapur, and Rae Bareli, the corridor is emerging as a backbone for the state’s logistics, trade, and regional connectivity.
Further, coming from the Purvanchal side, the area enjoys seamless connectivity through Shaheed Path, making it highly accessible for commuters from eastern Uttar Pradesh’s towns and cities. Its proximity to the airport adds a major advantage, ensuring effortless domestic and international travel. Furthermore, with large-scale bus terminals underway in Amausi and Gomti Nagar, local transit is set to become even smoother, reducing congestion and enhancing everyday mobility across the city.
Complementing the strong infrastructure is a booming social ecosystem that adds to the area’s growing appeal. Residents benefit from proximity to some of Lucknow’s finest educational institutions, such as Jagran Public School, Sri Ram Global School, GD Goenka, DPS, and SJ International School.
The area’s enhanced liveability, strengthened by excellent infrastructure, top-tier schools, and accessible healthcare, makes it especially attractive to upwardly mobile families and working professionals. With large-scale public and private developments shaping a future-ready landscape, property values are poised for steady appreciation over the coming years. As per an analysis by Colliers, emerging micro markets in the region are witnessing significant growth in land prices. In the Gomti Nagar Extension area, the average land price for plotted residential developments is around INR 7500 per sq. ft, the analysis showed. This has increased approximately 1.7 times over the past decade and is expected to rise by 1.5 times in the next five years and 1.9 times by 2035.
Additionally, healthcare access in the region is equally strong, with reputed hospitals like DP Bora Hospital, Titan Medix, Mother and Child, Apollo, and SJ PGI offering advanced medical facilities within easy reach. Meanwhile, for leisure and lifestyle needs, residents can head to nearby shopping and entertainment destinations like Lulu Mall and Phoenix Palassio, which bring a premium retail and dining experience to the neighbourhood. Together, these amenities are creating a well-rounded, future-ready community where convenience meets comfort.
Thus, the Outer Ring Road is no longer defined merely by its geography; it now stands as a symbol of Lucknow’s evolving urban future.
