Real Estate Leader Venkat K Narayana Launches Institutionally Backed Integrated Land Aggregation Platform


Bengaluru, May 7, 2025: Marking a new chapter in his illustrious career of more than two decades, real estate veteran Venkat K Narayana announced the launch of his new venture KVN Properties, an institutionally backed real estate firm specialising in land aggregation across India, on Wednesday.
The company will work with leading property developers in the country to provide them with land parcels at prime locations, enabling them to monetise and own real estate assets and aims to make 10 million sq ft available for development by FY 26.
The city-based company will focus on metro cities across real estate asset classes, carving a market-leading residential portfolio primarily through joint development agreements or joint ventures with the objective to become an integrated land aggregation platform.
“Land acquisition as well as aggregation is a major bottleneck for the Indian real estate players across asset classes and sizes,” Venkat K Narayana, Promoter, KVN Properties, said.
“The challenges span title risk, connectivity, non-contiguity, change of land use, conversion, approvals, stressed assets involving banks, ARC, NCLT and other financial regulatory-related hurdles, often leading to uncertainty, delay and increased costs,” he added.
“Having spent more than two decades heading a major real estate enterprise has given me an in-depth understanding of these challenges and how to address them.”
Narayana further added, “With KVN Properties, it is my endeavour to play a pivotal role in transforming fragmented land parcels into cohesive and development-ready tracts, facilitating large-scale real estate projects across India, starting with residential.”
Narayana is a qualified chartered accountant, cost and management accountant, company secretary and law graduate. As the CEO of Prestige Group, he was instrumental in putting the organisation on a growth trajectory, executing pioneering plans of action that have time and again proved his remarkable capability to lead from the front.
During his 20-plus years of association, Narayana was the driving force behind its diverse segments—from conceptualising and implementing a scalable business strategy to providing overall strategic leadership to the business with foresight, strategy, planning and leadership—that have helped usher many a success story into Prestige’s canopy, guiding it to become one of the largest real estate developers in the country.
As many as 88,274 residential units were sold across eight major cities in January-March, leading to a two per cent YoY increase in consumer demand with Pune and Chennai leading the primary sales volume with 20 per cent and 10 per cent YoY growth, respectively, according to a report by Knight Frank.
Among eight cities, housing sales in Mumbai rose five per cent to 24,930 units. Pune saw a 20 per cent increase in sales to 14,231 units while Chennai witnessed a 10 per cent growth to 4,357 units. However, Delhi-NCR sales fell 8 per cent to 14,248 units.
Supply of new units outpaced demand for the tenth consecutive quarter with 96,309 units launched in Q1 2025, reflecting a three per cent YoY increase. Bengaluru saw the highest launch growth at 26 per cent YoY, the report stated.
