Sector 106, Gurgaon brimming with affordable housing projects
By Vikas Garg, Deputy MD, MRG World
Falling on the line of Dwarka Expressway, Sector 106 is an upcoming real estate corridor brimming with affordable or pocket-friendly homes in one of the most economically and infrastructurally developing sub-cities of Gurugram. Sector 106 shares location proximity with major substations and popular Gurugram centres like Gurgaon Railway Station, Daulatabad, Arjan Garh, Ashok Vihar Phase 3, Sector 101, and Sector 102 among others.
It also offers excellent road connectivity with various entertainment, educational and hospital institutions like Ambience Mall, Cyber City, Udyog Vihar, Sultanpur National Park, Jahajgaprh Park, Manipal Hospitals, Apollo Cradle Hospitals, and Medanta The Medicity, The Westin Hotel, Huda City Metro Station, etc. The proximity to these centres is one of the major highlights of Sector 106, raking up project investments and financial channels in the realty epicentre.
Well-knitted accessibility to prime economic and infra hubs always accentuates the scalability of the region and promotes real estate developments of all kinds. A noticeable trend that is on the rise in Sector 106 is the construction of affordable housing projects.
With famous commercial hubs like the Ansal Plaza, Gurugram Dreamz Mall, Kingdom of Dreams, Cyber City, Ambience Mall, and Udyog Vihar and the establishment of reputed educational institutions in nearness, Sector 106 has gained the public eye and investments in various affordable homes that are announced or already constructed. It is an impasse thinking that Gurgaon only has a collection of luxury homes. After the DDJAY scheme and with Dwarka Expressway nearing its completion by this year, Gurugram, especially Sector 106 has an abundance of affordable housing options within the range of income-based families and working-class population.
The new affordable housing projects offer a host of luxury amenities like Commercial Plazas and Club Decks that sets the tone of mini-township living. It does not end with just these, the affordable homes in Sector 106 have seen diverse conjunction of holistic facilities like a Badminton Court, Basketball Court, Kid’s Play Area, a Multi-purpose Lawn, Peripheral Jogging Track, Circular Plaza, Outdoor Gym, and Swimming Pool that ticks all the checkboxes of proper and healthy family life.
The population of Gurugram has also undergone a drastic shift. The availability and expansion of corporate hubs and big companies have led to stark demographic changes. With the presence of plenary employment opportunities and jobs, there is a growing settlement of the working class that is increasingly interested in investing in affordable housing offerings.
All in all, the interplay of various related factors is consequently establishing Sector 106 as a real estate destination in the affordable segment for Gurugram city dwellers and residents. There is also a heightened interest on the developers’ side to launch and announce projects in the region to make a sizeable population living in and around the region a part of their customer base. The easy and hassle-free connectivity to airports, railways and centres of living essentials has transformed Sector 106 into one of the most livable regions of Gurugram.
