Tamil Nadu Economic Boom Fuels Growth in Coworking Spaces, says MyBranch & GoFloaters Report

Chennai, February 27, 2025: The office space and commercial real estate sector is thriving in Tamil Nadu, says flexspace solution provider MyBranch in collaboration with flexible coworking space platform GoFloaters in a recent report. Titled ‘Tamil Nadu: A State with Boundless Potential for Flexspaces’, the report explores key developments, emerging business hubs, and the dynamic coworking landscape, highlighting the state’s rapid economic and infrastructural growth.

The report places Tamil Nadu squarely in the nation’s economic book, accounting for 8.8 per cent of the national GDP. The diversity of its industries-from automotive, IT, and textiles to electronics-means there are over 45,000 manufacturing units; this further enforces its importance as a massive industrial hub. The better logistics infrastructure in the region, especially for a global investor like MNCs, will find Chennai attractive with the facility of the country’s second-biggest port and international airport coupled with a wide railway and road network.

Kushal Bhargava, Co-Founder of MyBranch said, “This report highlights the impact of tailored workspace solutions in boosting efficiency and business growth in Tamil Nadu’s thriving economy. With strong infrastructure supporting enterprises, it also underlines the state’s vast potential for coworking sector expansion amid rising demand for flexible office spaces.”

MyBranch’s latest report captures the key developments and trends driving this historic growth. The commercial landscape of the state is evolving with large-scale development in the Central Business District, Mount Road, and Anna Salai zones, which continue to attract top financial institutions and multinational companies. SEZs and IT Parks such as TIDEL Park and Ramanujan IT City meet the growing demand of international IT firms, with the IT sector holding over 60 per cent of commercial space in Chennai. Additionally, the IT corridor, particularly the Old Mahabalipuram Road, is also experiencing rapid growth, serving the emerging IT and tech-enabled services sectors.

Besides commercial space, Tamil Nadu’s strategic industrial corridors are the key drivers of its economic growth. The Chennai-Kanyakumari Industrial Corridor is driving the state’s trade, urbanization, and industrial activity, while the Chennai-Bengaluru Industrial Corridor is strengthening industrial linkages with Karnataka, particularly in the IT, electronics, and automobile sectors. The Defence Industrial Corridor is also increasing Tamil Nadu’s profile in aerospace and defense production. Additionally, Tamil Nadu has also emerged as a leading startup hub, with over 8,583 registered startups in 2024 and a growth rate of 22 per cent per annum. StartupTN, along with over 120 incubators, has created the largest startup support ecosystem in India, fostering innovation and entrepreneurship.

Tamil Nadu has been an industry hub perpetually as it boasts the maximum number of workers employed in the sector. It has a diversified industry base that includes automobile manufacturing, aerospace and defense, electronics, and textiles. Emerging industries such as renewable energy, electric vehicles, healthcare & pharma are also gaining momentum with positive government policies. The state government is also set to become a $1 trillion economy by 2030, driven by sectoral incentives and new SIPCOT parks to attract $10 billion of investments. Tamil Nadu is also one of the Ease of Doing Business top states, courtesy of initiatives by TIDCO, SIPCOT, and TANSIDCO.

The report goes on to enumerate the explosive growth of coworking spaces in Tamil Nadu, driven by a robust transport infrastructure of 63,000 km of road network, 6,700 km of rail network, and key ports in Chennai, Ennore, and Tuticorin. Metro connectivity in Chennai is reaching peripheral locations such as Guindy, Alandur, and Taramani, making them coworking centers. Connectivity to key airports such as Chennai, Coimbatore, Madurai, and Trichy also contribute to the reputation of Tamil Nadu as a business destination of choice. MyBranch has seen increasing demand for coworking spaces in Chennai’s IT corridor and Coimbatore’s Peelamedu, with new coworking centers coming up in Salem, Madurai, and Trichy.

As a top workspace solutions player, MyBranch is expanding in South India, offering managed offices, shared workspaces, and virtual offices in key Tamil Nadu cities like Chennai, Coimbatore, Madurai, Salem, Tirupati, and Vellore, along with other regions.

Thus, with a significant focus on infrastructure, technology, and business-friendly policies, Tamil Nadu is set to achieve its vision of a $1 trillion economy by 2030. As mentioned in the report, the state’s burgeoning commercial real estate market, active startup culture, and rapidly growing coworking spaces present unprecedented opportunities for businesses and investors looking to ride this boom.
