Yamuna Expressway Authority Hikes Land Rates Steeply, Office Rates Near Airport Up 110%


Noida, March 29, 2025: Corporate office space was hit the hardest with a hike of 110 per cent as the Yamuna Expressway Industrial Development Authority (YEIDA) steeply upped land rates around the Noida International Airport. Group housing plots weren’t spared either, with hikes at over 60 per cent.
The YEIDA move has raised questions about the financial viability of projects that are coming up to in this area. The new rates match those in Noida and Greater Noida.
Corporate office space rate has gone form INR 25,000 to INR 52,500 per square metre, and group housing projects are up 62 per cent and will now cost INR 52,500 per square metre rather than the earlier INR 32,375. The rate for residential plots is up 35 per cent, from INR 25,900 to INR 35,000 per square metre.
The commercial sector saw an increase of 35 per cent; plots with floor area ratio (FAR) of up to 2 will now cost INR 70,000 per sqm. The earlier rate was INR 51,800. For FAR more than 2, rates are INR 84,000, up from INR 62,200 per sqm.
Industrial land rates rose by 10 per cent for all categories. Plots less than 4,000 square metres will now cost INR 15,670 per sqm, while the largest, those more than 80,000 square metres will be priced at INR 9,550 per square metre.
IT sector plots are up by 20 per cent. Rates are now between INR 10,880 and 20,590 per square metre. Educational and institutional land will also be costlier by a fifth, with smaller plots to cost INR 18,030 per square metre.
YEIDA says land acquisition is more expensive now. The board has agreed to hike the compensation rate for farmers from INR 3,100 per square metre to INR 4,300. YEIDA’s budget for 2025-26 keeps three-fifths of planned expenditure apart for land acquisition. Significant amounts are earmarked for connectivity and infrastructure too.
