Dwarka Expressway is at its prime in Gurugram property markets

Dwarka Expressway has maintained its imminent position as one of the most prominent and buzz-worthy real estate corridors in Gurugram. Its utility as an alternate road network between Delhi and Gurugram, after Delhi-Gurgaon Expressway, does excellent service to its momentum. Even after delays in its construction and completion, which has been ultimately pushed to mid-2023, projects near Dwarka Expressway are one of the top-selling properties in Gurugram.
Independent floors, luxury condominiums, affordable townships and plotted developments dominate the sub-city scene. Offering well-established connectivity to many other well-known realty corridors such as Southern Peripheral Road, Sohna Road, Golf Course Extension Road, and Manesar, Dwarka Expressway has intrigued the interests of both masses and classes.
The 8-lane road stretch will cover a distance of roughly 27.6 kilometres and upon completion, will attract a minimum of 8 lakh vehicles on a daily basis. It will also help reduce the overpopulated southern districts of Gurugram with premium housing options for various categories of buyers.
The Dwarka Expressway will originate from Shiv Murti in Delhi and Kherki Daula Toll in Gurugram, located on NH8 and has been described as the world’s longest elevated road. It will also have three-lane service roads on each side of the highway. Four multi-level interchanges and crossroad underpasses will also be constructed at major intersections. An elaborate plan has been put in place to offer smooth and unhindered connectivity, removing possibilities of pinch points and bottlenecks.
Not only from a housing viewpoint but Dwarka Expressway also has equally desirable commercial real estate options. Shop-cum-Offices, mixed-use establishments, and IT-ITeS projects are also increasing both in numbers and demand. A rise in residential population and urban township features are also giving developers the confidence to expect great returns from commercial real estate investments.
The entire Dwarka Expressway also has environmental concerns addressed. Over 13,000 trees will be planted to provide an eco-friendly road network, which is a much-desired change as developmental projects are criticised for compromising environmental stability. One change precipitates another. The projects planned, developed or completed close to Dwarka Expressway are also providing eco-friendly habitats with marked spaces for green areas, lawns, gardens etc. This change is especially evident post-pandemic, as buyers’ emphasis on investing in ESG-friendly projects has scalably increased.
From a macro-economic perspective, Dwarka Expressway, also known as Northern Peripheral Road, has leased a new life in Gurugram real estate markets. In a short time, it has become one of the affluent and well-known localities in Gurugram. The land prices near Dwarka Expressway have witnessed a sharp rise. Many renowned developers are planning and announcing projects in the nearness. Gurugram, a name synonymous with high-priced luxury villas and homes, has eclipsed its former image and is offering affordable 2, 3, and 4 BHKs for middle and upper-middle-class families.
In a nutshell, Dwarka Expressway promises favourable returns on investments (ROIs) for buyers and developers. It has emerged as a residential hub, providing ready-to-move-in and under-construction homes, high-rise societies, low-rise independent floors, etc. It has become a people-friendly investment destination in Gurugram.
