UP RERA’s New Guidelines For Smooth Buyers-Promoters’ Correspondence
Greater Noida, Sep 25, 2023: U.P. RERA has issued new guidelines to promoters to ensure uninterrupted communication with their stakeholders, especially buyers. According to this, the promoter must ensure an arrangement to receive calls and provide appropriate/suitable answer to the callers whose contact number, either promoter himself or his representative, has been provided by the promoter for correspondence with the Regulatory Authority and consumers/buyers. Promoters shall ensure that the helpline number provided in any project, remains active and arrangements are being made to provide proper response to the consumers/buyers without any delay.
Apart from this, U.P. RERA has directed to provide name, designation, mobile number, e-mail ID, residential address, office address etc. of the person authorized by the promoter for correspondence with the Regulatory Authority. Also, in every correspondence with the Regulatory Authority, the name, designation and mobile number of the sender should be clearly mentioned. For this, the details of the authorized person/officer who has been authorized by the promoter or the organization should be made available at the headquarters and regional offices of U.P. RERA.
U.P. RERA has made it clear that the correspondence made by the representative/officer authorized by the promoter organization will be valid and no other person will be considered. For this, a form has been provided on the U.P. RERA portal, www.up-rera.in, to provide appropriate information on the dashboard of the promoters and promptness is expected from the promoters in this matter. Promoters who have provided this information are allowed to make change and update in the name, designation, mobile number, e-mail ID, residential address, office address etc. of the person/officer authorized through this medium.
The need for this guideline arise after U.P. RERA came to know through various means that the mobile numbers provided by some promoters at the time of project registration are non-functional/not in use and are switched off. Some cases were also received in which either no one picks up the mobile number provided or a suitable response is not received during the conversation.
