Ghaziabad authority to allow taller buildings
A recent amendment in building bylaw cleared by the state, Ghaziabad authority has identified several residential areas where height of buildings can be extended by up to 15 metres from the existing 12 metres.
Some of the areas where vertical expansions are proposed as per the amended bylaws are Brij Vihar, Lajpat Nagar, Vijay Nagar, Pratap Vihar, Vaishali and Govindpuram.
“These areas were identified after survey of available civic infrastructure and we can further strengthen-the infrastructure in ease more housing complexes come up as per
new bylaws. To compensate for additional’ infrastructure, we have a provision of charging impact/development fee from new housing to strengthen the infrastructure facilities needed further,” said VK Goyal, chief engineer, GDA.
The authority had already identified prime localities where the height of houses were allowed to rise up to a height of 15 metres along with a stilt floor such as in Rajendra Nagar, Indirapuram, Kaushambi, Swarn Jayanti Puram
“The impact/development fee will be charged at 10% of the circle rates for the total proposed covered area of extra units, beyond existing three units,” Goyal added.
In year 2008 bylaws, only three stories were allowed for buildings up to 12 metres. For the development of such buildings, the amended bylaws provided that the plot should be located over a road of minimum nine metres in width.
A recent survey of various residential areas by the authority revealed vertical housing development was possible in several residential areas of Ghaziabad.
“In our survey, we found possibilities for accommodation more flats. Now, we will be inviting public objections on the proposal. Once the objections are cleared, the development work can start” said Goyal.
